Contractor financing programs in Louisville, KY
Contractor financing is less a single program than a set of structures matched to a builder's costs. Materials and payroll ahead of a draw are a working capital or line-of-credit cost. Excavators, skid steers, trailers and trucks are equipment financing purchases, secured by the machines. A shop, yard or office build-out is a term loan. A contractor can carry all three at once, each paid from a different source.
What a partner reads first in a contractor's request is the backlog: signed contracts, the draw schedule and the payment history of the general contractors or owners paying you.
Jefferson County, KY Builders and Trades: Employers and Payroll
Jefferson County had 1,481 construction employer establishments in 2023, with 19,779 employees and $1.44 billion in annual payroll; 57.1% had fewer than five employees (County Business Patterns 2023). Residential building accounted for 338 of them, building finishing contractors 263, plumbing and HVAC 242, electrical 154, nonresidential building 95 and roofing 59.
Nonemployer Statistics, a separate program, counted 5,945 construction businesses without paid employees in 2024, with $459.5 million in receipts. By our arithmetic, construction employers paid about $72,879 per employee in 2023, an average across trades and full- and part-time jobs.
Building permits authorized 3,001 new housing units in the county in 2025, after 3,713 in 2023 and 2,863 in 2024 (Building Permits Survey). That series covers new homes only, not commercial work or remodels.
Construction line of credit for Jefferson County, KY businesses
A line of credit suits construction because costs arrive per job and payment arrives per draw. Draw for the materials and wages on one job, pay the line down when that job's draw clears, and the limit is free for the next. Partners setting a limit read the contracts behind it, so a line sized to two or three jobs at once is easier to justify than one sized to a year's revenue.
Illustration only, invented figures: a contractor spends $42,000 on materials and $18,000 on wages over five weeks, a total of $60,000, then bills a $75,000 draw from which 10% retainage is withheld. Our arithmetic: the draw pays $67,500 when it clears, enough to pay down a $60,000 draw on the line with $7,500 left over; the $7,500 in retainage comes later and is not counted on.
Spec builder line of credit
A spec builder starts a house before there is a buyer, so the money is tied up from lot purchase to closing. Lines for spec building are set up per house or per group of houses, with draws released as stages are inspected. Partners read the lot's cost, the build budget, comparable sales and how many unsold houses the builder already carries.
Buying land and building on it outright is a construction-loan and mortgage question, outside the six structures here; a line that funds a builder's operating costs between closings is within them.
Used construction equipment loans around Louisville, KY
A used excavator or skid steer can secure its own financing. Bring the seller's invoice, the serial number, hours, photos and any inspection report; private-party sales also need proof the seller owns the machine free of liens. The equipment financing page sets loans against leases and explains how to read a quote.
Illustration only, invented figures: a used skid steer at $46,000 with $6,000 down leaves $40,000 to finance. At 10% over 48 months, our arithmetic gives a payment of about $1,015 and about $54,696 in total including the down payment.
Construction company line of credit, explained for Louisville, KY owners
For a construction company, the line's terms matter as much as its size. Read how often the partner reviews the line, whether the limit is tied to a borrowing base of receivables, what happens to the line when a contract is delayed, and whether the line carries a fee on the unused part. Compare total cost at the balance you expect to carry, not at zero.
General contractor line of credit: a Louisville, KY primer
A general contractor carries subcontractors' invoices as well as its own crews, which makes the gap wider than a single trade's. Track each job's costs and draws separately; a partner reading the request will want to see that the line is paid down when draws arrive. The business line of credit page explains borrowing bases and maturity, and the industries hub has notes on each building trade.
